  • Continuum South 3907 – Sold 05/15/12 for $4.85M ($1642/sf)
  • Apogee 2001 – Sold 05/11/12 for $8.825M ($2124/sf)
  • Continuum South 3204 – Sold 05/07/12 for $4.55M ($1814/sf)

So, what’s happening?  Well, we see a few things that are clearly driving this market.  Firstly, there are fewer prime, oceanfront properties to buy.  Miami Beach’s popularity is the highest it has ever been.  Secondly, there is an abundance of cash-ready buyers who are looking for both a residential opportunity as well as a place to “invest” cash.  It’s not that people are looking to buy and flip.  Rather, we predict many of these huge sales to be long term investments.  And, that means potentially fewer properties for the future.  So, buyers are grabbing the very best.

In a sign of confidence in the Miami Beach hotel market, new owners have bought the Gansevoort Miami Beach hotel and plan to give an extensive, $100 million revamp.

They’ve also given it a new name – Perry South Beach Hotel.

The massive hotel has 334 rooms, 255 condo units, extensive retail space, three outdoor swimming pools, a rooftop pool and lounge, a private beach and a 42,000-square-foot David Barton gym and spa.

It occupies the entire block between 23rd and 24th streets on Collins Avenue on the edge of South Beach.

The oceanfront property had failed during the recession, but a consortium of Starwood Capital Group (run by Starwood Hotels founder Barry Sternlicht), the LeFrak Organization and Invesco think it has a promising future, their press release says.

They teamed up to buy it from Credit Suisse, which had acquired it through foreclosure in 2010. Jones Lang LaSalle Hotels arranged the sale on behalf of Credit Suisse.

Starwood Capital plans to reposition the hotel by, among other changes, giving it several new and national stores in the retail space along Collins Avenue, as well as new restaurants.

About five blocks away on Collins Avenue, Marriott’s working on building one of its high-end boutique-style Edition hotels.

The Starwood Capital group’s plan is to eventually re-launch the ex-Gansevoort hotel – with a brand name – in 2013.

“This is an incredibly exciting opportunity to create a premier luxury hotel and residences along one of the world’s most beautiful and popular beaches at a time when global interest in the Miami marketplace is close to surpassing its all-time high,” Sternlicht said in a press release. “This is a powerhouse asset with a unique beach footprint in one of the strongest hotel markets in the nation with high barriers to entry.”

Interestingly, the release notes, the three partners had previously bought the loans and real estate assets of a failed bank, including more than 2,000 (Miami condos) condominium units in Miami. The pace at which the condos sold convinced them that it was time to invest further in Miami.

LOOK. WE DID IT AGAIN.
Some of you are asking about one of our recent Il Villaggio condo listings. We put a $2.495M property on the market. In about 12 days, we sold it. There is a reason that we are able to do this, and that’s part of our innovative, new 2012 marketing platform. Our condo and home sales programs are working very well, so if you have that luxury property that needs to sell quickly and at top dollar, we may be able to help. We are doing some very innovative things this year, and they appear to be working.

AM I THE LAST OF THE BLACKBERRY DIEHARDS?
Folks, last week, I did the unthinkable. I bought an iPhone. This wasn’t the first time. When the iPhone 3 came out, I bought it. Then, I returned it. I simply couldn’t give up my trusted Blackberry. And, just a few months ago, I purchased my new baby, the Blackberry 9900, with both a keyboard and touch-screen. I thought I was in heaven. But, this morning, I am sitting with my iPhone and my Blackberry on my desk. Sadly to say, today is the day that I put my trusted Blackberry in the drawer of my desk, forever. Why? Well, as much as the tactile keyboard and BBM messenger has been a very important part of my day, the world is changing around me. While my Blackberry was the mobile answer to e-mail and instant messaging, our daily culture has changed. Social media, productivity apps, geolocation and other features are competing for our mindshare…and winning. Even Google’s search engine is changing to favor people and websites who interact via social networks. In a nutshell, we are becoming a culture that demands to be mobile without limiting our ability to interact with eachother. And, this, my friends, if what makes the iPhone the tool of choice. Sure, Android devices are on a similar path, and Blackberry will reorganize itself to address these needs. But, the device of the day appears to be the iPhone. I’d be very interested to hear your comments and stories. I already miss my Blackberry, but my iPhone is keeping me engaged enough to, for now at least, not think about keyboards, flashing LED indicators or quick-and-secure BBM.
